Scope of the Fire Risk Assessment

The Regulatory Reform (Fire Safety) Order 2005 (for England and Wales) requires the employer/owner of a premises to carry out a Fire Risk Assessment (FRA) of those premises.

The FRA enables the employer/owner or other responsible person to comply with the legal requirements set out in the above order.

The report is relevant only to the premises assessed and may not be relied upon by any other person or company.

The FRA should be made available for inspection by any of the enforcing authorities at any time.

The FRA should be reviewed within the date specified in the report or sooner if:

a) structural alterations within the premises affect the fire safety;

 b) a significant change in the number or type of people using the premises;

c) a major change to work practices or procedures;

d) a significant change to furniture and fixings;

e) a large increase in the stock levels;

f) changes in the type of stock;

g) any near miss of fire incident.

It is the obligation of the responsible person, identified in the report, to ensure that any recommendations set out in the report are implemented, to bring the assessed areas up to compliance. This will ensure, so far as is reasonably practicable, the safety of any employees, any person lawfully on the premises or any person in the immediate vicinity of the premises at risk from a fire on the premises
